Yeesh, that is a brutal stretch of luck with your house. Even something as straightforward as no A/C in July in Houston… you’re already in some ring of hell with that alone. I know this won’t do anything to improve the situation with your home, I did love reading “plumb” in your post. I worked with a builder for a summer and fall in South Carolina and loved it. I grew up in the South so I heard plumb as a descriptor plenty. Never knew what it meant until I started building things. Not everything is level. 😏
I also remember moments like what you were talking about. Looking at a joist that had zero effing business going in any modern structure and him being like, “what’s wrong with it? Just hammer it into place.” 🥴 We were building storage units for most of that time so I didn’t feel too guilty but that part of the rant wasn’t exaggerated at all from what little I’ve seen.
Sincere best of luck on getting everything sorted, or at least enough where you can sell it. Hard to keep putting money into something you’re going to sell but you might be beyond juju with this one.

Venting is good for the soul. I’d be absolutely livid if this happened to me, and a run of bad luck would be an understatement. I hope posting this helped! It might be time to leave, and hopefully this next round of repairs is manageable and, most importantly, the last.
